Buying your first home can seem daunting, our team our here to guide you through the process.

Reservation

Can I reserve a plot?
  • As a first time buyer you are able to reserve a plot as soon as you have decided on the right Plot for you.
  • You will need to have a mortgage in principle to the value of the property you are interested in.
Reservation Agreement
  • Once you have found the property you like and would like to begin discussions about reserving a plot, the Sales Adviser will go through all aspects of the purchase, and the specific plot you are looking at. They will then talk you through the reservation agreement and process of buying your new home.
  • The reservation agreement includes a 14-day cooling off period where you can cancel the reservation at any time during this period and receive the reservation fee back in full.
  • The reservation fee you have paid will be deducted from the final account on legal completion of the property.
  • Should you wish to cancel after the 14-day cooling off period we will pay back the reservation fee less any reasonable administrative and other costs incurred in processing and holding the reservation.
  • At reservation you will be given a pack of information to read through and will be invited back to the sales office on or shortly after the 14 days to confirm you are happy to proceed with the purchase. At this point you will be given specific details relating to your new home e.g., electrical plans, plumbing, tiling information, and an appointment will be made (depending upon build schedule of the plot) for you to make the full colour choices for your new home.

Instruct a Solicitor
  • Once you are happy with the reservation your next step is to instruct a Solicitor. This needs to be done by the end of the cooling off period (14 days from date of reservation).
  • If this isn’t your first home you may already have a solicitor in mind, however we understand when buying your first home the whole process can seem daunting. Your Sales advisor is there to help, and we do have a list of Solicitors that our other customers have used and recommend. Please ask any of the Sales Team who can supply this information. Ideally you would then obtain quotes from 2 or 3 companies and choose the most appropriate one for you.
  • Once you have chosen a solicitor you will be required to sign a contract with them to proceed with your purchase. It would be advisable for you to pay for searches at the time of instructing your solicitor, so they are ready to progress with these as soon as they can.
Exchange date
  • This is the first legal date that we work towards. It is on this date that the purchase becomes legally binding and deposit monies are paid. This is usually 10% of the purchase price unless otherwise agreed.
  • Please ensure your solicitor is aware of the agreed exchange of contracts date (this date is on your reservation form) at the point of instruction..
  • We request that you keep us up to date with information from your solicitors such as when they receive searches back, mortgage offers etc to ensure there are no unnecessary delays. We will also advise you if there are any queries raised by our solicitor, which need responding to by your solicitor.
  • Should there be circumstances outside of your control that mean you cannot achieve this date we can look to agree to an extension to this date but only under certain circumstances.
Legal Process
  • Your solicitor will contact ours to request a contract pack, which, they will review and raise enquiries on. Our solicitor will respond to those enquiries and your solicitor may get in touch with you to discuss these further.
  • At this time, they will proceed with searches, which, may also raise enquiries that they will forward to our solicitors in preparation for exchange of contracts.
  • Once your solicitor is satisfied with the responses, they have received they will contact you to arrange for the contracts to be signed and for any deposit funds to be transferred to your solicitor, so they are prepared for exchange of contracts.

Your Mortgage

Mortgage Adviser/Financial Adviser
  • If you haven’t decided on a Mortgage/Financial adviser you will need to do this straight away. Check with us as we have brokers information if required.
  • You will need to get a mortgage in principle if it is too early for you to apply for your full mortgage
  • Agree with your adviser when you need to apply for your mortgage in full (a mortgage offer usually only lasts for 6 months)
Mortgage Lender
  • Following the application of your mortgage your chosen lender will arrange for a valuation of the plot, they will contact us directly to arrange this.
Completion Date
  • Ensure your Mortgage/Financial adviser is aware of the forecast completion date

Solicitors
  • It is important you keep in regular contact with your solicitor to ensure that everything is progressing in good time ready for exchange of contracts
  • Should your circumstances mean that you cannot achieve this date we can agree to extend the date but only under certain circumstances. Please speak to your Sales Adviser to discuss this further
Mortgage Lender
  • Following the application of your mortgage your chosen lender will arrange for a valuation of the plot, they will contact us directly to arrange this.
Your new home
  • Depending on the build stage of your home the Sales Adviser will discuss what options are available to you regarding personalising your new home
  • Your Sales Adviser will keep you updated with progress of the build of your new home

Personalise your new home

Internal
  • Your new home comes with the opportunity to personalise your interiors. Dependent upon where we are in the build process this may also include the opportunity to make some minor electrical amendments i.e. moving or adding additional sockets.
  • Your Sales Adviser will invite you to a Colour Choice appointment to decide on the internal finish of your new home. At this time they will also discuss with you any extras or upgrades which you may be considering from the information provided in your reservation pack.
External
  • At Lindum Homes the aesthetics of the outside of your home is as important to us as it is to you. A lot of consideration goes into this at the planning stage involving architects and our technical team. Every detail is considered including brick, roof tiling, porch, windows and door colours giving your home that extra kerb side appeal.
  • Please note that changes cannot be made to the external detail of your new home.

Please be aware the extent of amendments you can make to your new home is dependent on the build stage of the home you are purchasing, your Sales Adviser will be able to advise you further on this.
